Early Repayment Charges

Early Repayment Charges

With a fixed rate mortgage, up to 10% of the loan balance may be repaid once a year without an Early Repayment Charge. Where Early Repayment Charges apply, the following table shows our current charging structure for the different products available.

All products have a £195 Redemption Fee which is added to the loan on redemption of the mortgage.

*For fixed rate products the 'chargeable balance' is any amount repaid that exceeds 10% of the outstanding mortgage balance at the time of the repayment, or the full amount being repaid if a repayment has already been made in the same year.

2 Year Fixed rate (no fee)

2.50% of the chargeable balance* being repaid until the 12th payment has been made, followed by 0.90% for the remaining term of the fixed rate.

3.00% of the chargeable balance* being repaid until the 12th payment has been made, followed by 1.25% for the remaining term of the fixed rate.

2 Year Fixed rate (£599 fee)

2.00% of the chargeable balance* being repaid until the 12th payment has been made, followed by 0.75% for the remaining term of the fixed rate.

2.75% of the chargeable balance* being repaid until the 12th payment has been made, followed by 1.00% for the remaining term of the fixed rate.

5 Year Fixed rate (no fee)

5.00% of the chargeable balance* being repaid until the 12th payment has been made, followed by 4.00% between the 12th and 24th payments, followed by 3.00% between the 24th and 36th followed by 2.00% between 36th and 48th payments, followed by 1.00% for the remaining term of the fixed rate.

Representative example

A mortgage of £108,872.75 payable over 15 years and 2 months, initially on a fixed rate for two years and three months at 1.84% and then on our variable rate of 3.99% for the remaining 12 years and 11 months, would require 27 monthly payments of £686.00 and 155 monthly payments of £781.83, plus one initial interest payment of £5.49.

The total amount payable would be £139,906.26 made up of the loan amount, plus interest (£30,833.03).
